How this page works, and how to make it yours

For agents who win instructions with evidence

A homeowner inviting agents round to value their house is comparing three smiles and three numbers. Estate Agency gives them something better: listings, achieved prices against asking prices, one fee stated up front and area data. It is an understated, editorial template with a serif display face, and it converts on a valuation.

It suits estate agents, buying agents and letting agencies with a live portfolio, including new-development sales. Choose it when listings with a price, a size and an address carry the page and the goal is a valuation or viewing request.

How the page earns the valuation

The hero says “Sold for what it was worth, by people who live on the street”, with the areas covered, years trading and size of the team. For sale shows a selection of current listings with guide prices, bedrooms, size and a note that every listing has its paperwork ready.

Sold prices is the centrepiece: the last eight sales with asking and achieved prices from public records, including any below asking, and median days to offer. Selling with us sets out four steps and one fee, and the valuation explains why an honest figure beats the highest one.

That section often does more work than the hero. A seller who sees an agent publish the sales that came in under asking, next to the ones that beat it, is far more likely to believe the rest of the page.

Areas gives price per square foot and sales for each postcode covered. Reviews quote sellers with specifics and show professional registrations, questions covers commitment, fees and timing, and the page closes on the valuation form, promising a written figure in two days.

Adapting the design

Three restrained schemes are included: Charcoal, Forest and Navy. Headings can be Newsreader, Fraunces or the high-contrast Prata. The template uses ten photographs of homes and streets; your own listing photography will make the portfolio feel live.

Writing it for your agency

Figures and documents to pull together

Estate agency pages are judged on evidence, and this layout makes a point of showing it. For the listings, choose properties that represent the stock you want to win, each with a guide price, bedrooms, square footage and a good photograph. The sold-prices table should compare asking and achieved prices from public records, including any sales below asking, with the median days to offer.

The areas section needs price per square foot and sales counts for each postcode or neighbourhood, dated to a specific year. Write your fee as a percentage with VAT and the terms, such as sole agency length and what happens if a client withdraws. Check your redress scheme and professional memberships before listing them. Ten photographs carry the page, so use your best exteriors and interiors, taken by the photographer you actually use for listings.

Buying agents, lettings and new developments

A buying agent can replace listings with recent purchases and the discount achieved, and turn the valuation form into a search brief with budget and areas. Letting agencies usually show rents, void periods and management fees, with a landlord enquiry form. For a new development, the listings become unit types with floor plans and prices, the sold table becomes reservations to date, and the form asks for preferred unit and budget.
